LAND DEVELOPMENT ENGINEERING
Our team are trained and experienced in subdivision developments and specialise in land development engineering. And we are passionate about doing it well.
Getting the earthworks, roading, water supply and drainage systems designed efficiently and right from the start ensures that the most expensive part of the development process, the construction phase, can go smoothly. Spending time getting the design right costs far less than re-work or unnecessary work on site. We use sophisticated software to model earthworks, roads and pipe sizes and have tried and true quality management procedures.
Our range of contacts in this sector is extensive, from local government staff, to contractors of all sizes. We highly value these relationships and this aids us greatly in the delivery of projects to our clients. We encourage those we work with to make the best use of technology available.
We are familiar with construction management of land development sites and provide an ‘Engineer to the Contract’ service on our land development projects.
Our team specialize in:
- High level due-diligence advice
- Earthworks modelling
- Sediment and Erosion Control design
- Stormwater system design
- Wastewater system design
- Water supply design
- Low impact design
- Scheduling and costing
- Construction contract documentation
- Construction monitoring and certification
Our current land development projects include subdivisions from 2 to 400 lots, predominantly in the Tauranga City, Western Bay and Matamata Piako Districts. We have also completed large earthworks and stormwater system designs for land use projects.
Recent/Current Projects examples:
LYNLEY PARK,OMOKOROA: 52 Lots
Beyond staff designed, tendered and monitored the construction works for a 52 lot residential subdivision in Omokoroa. This was a very challenging site and it tested all parties involved in the project.
HARBOUR RIDGE, OMOKOROA: 60+ lots
Beyond staff have designed Stage 1 and commenced design on Stage 2 of the Harbour Ridge subdivision at Omokoroa which will ultimately reach 300 – 400 lots. This involved large cuts and fills on a hilly site, alongside a Council road upgrade. The contractor used machine guidance for the earthworks, and we were able to upload our models to his earthmoving equipment as we completed the design, saving significant time and cost.
We are lucky to work on a large number of subdivision projects requiring land development services.
